  • Collect and deposit the equivalent to One Month’s Rent (unless an alternative arrangement has been agreed) and register it with DPS (Deposit Protection Scheme).

Please Note:

We Will Not become involved in any issues surrounding non-payment of rent if the tenant is claiming disrepair or a failure of the landlord to address maintenance issues in a swift and efficient manner. In these circumstances, we cannot complete a rent collection service. Rent will be paid direct to the landlords of the bank account details held on the landlord information form payments will be made within 14 days of receiving the rent from the tenant.

 TENANT FEE’S

Our Services and Fees to Tenants

  • To conduct the credit check £50.00 + VAT is payable, this will not be refundable if you fail the credit check. At the start of your tenancy, the administration fee of £150.00 + VAT is then payable per tenant and guarantor.  This administration fee covers the costs of:

At the start of your tenancy

  • Referencing you which includes identity; residency status; immigration and visa confirmations; current and previous employers and landlords; checking your credit status and any other information relevant to assessing your affordability of the rent.
  • Contract negotiation i.e. amending and agreeing terms and arranging the tenancy agreement.
  • Accompanying you during your check-in at the property at the start of your tenancy.
  • There are no additional fees for any Permitted Occupiers being part of the tenancy agreement at the start of the agreement.

Check In & Outs

  • Inventory and Check in – £100.00 + VAT (Payable by the Tenant)
  • Inventory and Check out – £100.00 + VAT (Payable by the Landlord)

Court and Notice Charges 

  • Issue and serve a Section 21 Notice – £90.00 + VAT
  • Issue and serve a Section 8 Notice – £90.00 + VAT
  • Start Court Proceedings – £175.00 + VAT (Not including the Court Fee)
  • Attending with Bailiff and lock change – £110.00 + VAT
